Rydges Melbourne

Rydges Melbourne was a complex live refurbishment where builder-side support meant more than just reviewing drawings; it meant solving real delivery problems as they emerged.

1. Simplifying a complex ballroom folding door system

The original ballroom folding door design called for a 6-metre-high double-fold system with timber box-out cladding, additional structural reinforcement and a large number of moving parts. We redesigned the layout as a lighter, panel-concealed folding system. This removed the need for additional support steel, reduced complexity, improved durability and maintenance performance, and delivered significant cost savings for the builder and client.

2. Turning concept intent into buildable door documentation

For the ballroom entry doors, we took early concept drawings prepared by the principal’s architect and developed them into a detailed working package.  That included resolving buildability, material suitability, hardware selection and compliance requirements so the builder had clear documentation to work from rather than having to interpret incomplete intent during delivery.

3. Catching and rectifying a structural steel clash before it escalated

During the construction assistance review, we identified that the fabricated structural steel supporting the ballroom operable wall had been made to the wrong dimensions, with the droppers sitting around 500mm too low.  We notified the builder immediately, developed a rectification strategy that retained and reused viable steel members, and redesigned the connection details to suit the correct operable wall height. We then reviewed the amended shop drawings to make sure the revised solution integrated with the as-built structure.

Why that mattered

  • Issues were identified earlier, before they became expensive site problems.
  • The builder had clearer pathways for resolving design, services and construction decisions under pressure.
  • Cost and buildability changes could be worked through without unnecessarily diluting the finished result.

What is a peer review and why do builders need one?

A peer review is an independent check of design documentation before construction begins. We review drawings for gaps, compliance issues, service clashes and buildability problems – identifying anything that could cause an RFI, delay or variation on site. Catching these issues before they hit the build saves significant time and cost.

How quickly do you respond to RFIs?

We treat RFI response time as a priority. Our standard turnaround is 24–48 hours for standard queries and same-day for critical path items. We understand that every hour a builder waits on a design decision has a programme and cost impact – so we stay available and responsive throughout the build.

Do you work on D&C projects?

Yes – we regularly work with D&C builders from the early tender stage through to construction completion. We can provide concept design, developed design, construction documentation, and ongoing design management as part of a D&C delivery model. We’re experienced in working within the commercial and programme constraints that D&C projects require.

What documentation do you provide for builders?

We produce full construction documentation packages including architectural drawings, reflected ceiling plans, floor finish plans, joinery documentation, FF&E schedules and specialist consultant coordination. All documentation is produced to be construction-ready – priced accurately, built confidently, and compliant with BCA, AS1428 and relevant Australian Standards.
